04 Oct Lanai, Pool Deck and Driveway Coatings in Southwest Florida: What to Know
In Southwest Florida we live outside as much as inside. The lanai, the pool deck and the driveway take sun, rain, chlorine, sunscreen and foot traffic every single day, and bare or worn concrete shows it fast: stains, faded color, hairline cracks and a rough, chalky surface. A fresh coating made for outdoor concrete can change how the whole back of the house looks.
Which Surfaces Can Be Coated?
- Lanais and patios: the floor you see from the living room. A clean, even color makes the space feel finished.
- Pool decks: they need a finish that handles water and sun and is comfortable to walk on.
- Driveways: the first thing people see from the street, and the surface that takes the most abuse.
- Garage floors: usually done with an epoxy system and decorative flakes.
Signs Your Concrete Needs Attention
- Fading or patchy color: the old coating is wearing away.
- Peeling or flaking: the last coating has lost its grip, often because the surface was not prepared well.
- Stains that do not wash off: rust, oil, leaves and mildew soak into unprotected concrete.
- Hairline cracks: small now, but they let water in.
- A slippery surface when wet: worth fixing before someone falls.
Why Preparation Matters Most
Outdoor coatings fail for one main reason: they were applied over concrete that was not clean, dry and sound. A lasting job starts with a thorough wash, removing loose or peeling material, repairing cracks, and letting the surface dry properly before any product goes down. The coating itself is the easy part.
Questions to Ask Before You Hire Someone
- How will you prepare the surface? If the answer is short, keep looking.
- What product will you use, and is it made for outdoor concrete? Interior paint and garage epoxy are not the right choice for a sunny pool deck.
- What about slip resistance? Ask about texture options for areas that get wet.
- When can I walk and drive on it? Cure times depend on the product and the weather.
- Is the work covered by a warranty?
Keeping It Looking Good
Rinse the surface regularly, clean spills and leaves before they stain, and avoid harsh chemicals. A gentle wash once or twice a year goes a long way.
